What is your biggest career achievement?
- My biggest career achievement would be assisting in the completion of a new construction 330-unit Lease Up, 8 months ahead of schedule. I came on as an Assistant Community Manager as construction started on the first building. In addition to my Assistant Manager duties, I also leased all 70 units that were apart of the New Jersey Affordable housing program. I then created an Affordable Housing Operating Manual for my company. The manual described the operations of the program, examined program purposes, and provided guidelines for implementing the program. It also explained the steps in the initial rental process, eligibility requirements, record keeping, and all program administration. This manual played a big part in the success of leasing 46 Affordable Housing units in record time at another property because of the guidance of my operating manual.
A large part of the success at this property was due to the many open houses, community outreach, established preferred employer programs, and resident events we did during our initial months of the lease up. I was big on helping everyone on my team, I was often the office “tech support” to be there with a solution. We did many think outside the box ideas to help market the community. To help get our community name out there we did a pay it forward/Coffee on us event where we cross marketed with a local coffee shop and purchased coffee for some of their customers. Many were delighted for the free coffee and they could easily search our community because of the stickers on their coffee cups. Our most popular resident event was where we had connected with many local pizza restaurants around town and they donated pizza. Our residents had samples from each pizza restaurant and then voted for the best pizza of our local town. It was a huge success! In property management we build communities and it’s important to help support small business as we join the local community. Being able to see a community start from an empty lot to a fully completely property is something to be seen. There is such pride and joy being able to be a part of something so grand. I will forever be grateful for the opportunity I had at this lease up.
What is your ultimate career goal within the rental housing industry?
- My ultimate career goal within the rental housing industry is to eventually run my own properties/property management company. I firmly believe with my experience gained so far and being a Licensed New Jersey Real Estate Broker that my goal is within reach.
Until I take on the role “Owner”, I plan to continue going up the ladder. Next on my list is Regional Property Manager.
What's one rental housing trend you have your eye on?
- Internet technology is one rental housing trend that I’ve had my eye on. Even more now than ever. In 2020 we were all affected by the global pandemic that changed our daily routines and how we do things as a business. When I first got into this industry just 4 short years ago, most things were done in person. You would hand fill out your application and hand sign a lease agreement, etc. Technology has streamlined many processes. Now we have online applications, online lease signing as well as accepting online payments. Online applications have streamlined the entire leasing process while reducing the chance of errors. In addition to the online applications and leases, conducting virtual tours has completely transformed this industry. You can “visit” a property or specific unit thanks to matter port tours and the new tools we all had to learn and make a success during the pandemic. These new recent and quickly developed advances to technology recently will transform this industry help streamline our business models.
