Dustin Chavis Career Background
What is your biggest career achievement?
- I think my biggest career achievement to date has been being promoted to Regional Director of Operations for HPM. For someone in their twenties, this is a huge accomplishment. When I reflected on my future when starting in this industry, I never expected to grow so quickly, but I am very thankful for the opportunity. When I started in the industry as a Leasing Consultant, I thought I would do that forever because I loved leasing so much but I knew I had more to offer. After being named Leasing Professional of the Year in 2016 by the River Region Apartment Association, I knew I wanted to grow and share my love for this industry. Now, I am implemented an entire leasing procedure for my company as well as teaching teams how to lease with a purpose using a program, I created that has proven to be effective. Sharing my skills and watching colleagues take my advice and use it to better their communities is my favorite part of my job.
What is your ultimate career goal within the rental housing industry?
- My ultimate career goal is to successfully scale the small management company I am with to a larger company managing assets that create amazing ROI for our investors. I want to create a company that is known for being the best in the industry for creating amazing living experiences for its residents and a culture that makes employees proud of where they work. To me, that is what success is all about.
What's one rental housing trend you have your eye on?
- I think the best technology that I have personally seen be effective in the rental housing industry is a revenue management program that allows you to push and pull rents as you see fit. I have worked with several versions of this type of program and each have been very successful in rent growth year over year. At one community, I was able to increase rent growth by 9% in one year. I think organizations could seriously benefit from a program like this not only from rent growth but from all of the data that you can obtain such as historical data for leases, traffic, and occupancy.
